For the entire duration of the project, the investor earns fixed 5% annual interest on the principal provided. It accrues continuously and is paid in full at exit together with the principal.
For project management, reconstruction/construction coordination, reporting and business management, the developer receives a management fee of 0.99% p.a. on invested capital.
When the property sells above the contractual threshold (total project costs), the investor receives an exit bonus — a contractually pre-defined reward for providing financing. It is calculated from the remaining proceeds after deducting fixed interest and developer management fee, in tiers as shown below.

Investment structure: As an investor you enter as a creditor of the project SPV — a standalone company whose sole asset is the project property. The property value covers the invested capital. Your principal and return have contractual priority: they are paid out in full before the founders receive any profit.
Tax handled for you: We remit withholding tax on both interest and exit bonus directly to the tax authority on behalf of each investor. You receive a net amount — no tax return is required for this income.
