How the investor return structure works

Payouts follow a fixed waterfall — the investor as creditor always has priority over the developer.

Return of invested capital

From every project return, the entire invested capital is returned to investors first — fully and with priority before any profit.

Fixed investor interest

For the entire duration of the project, the investor earns a fixed interest of 5% per annum on the principal provided. It accrues continuously and is paid at exit together with the principal.

Developer management fee

For project management, renovation/construction coordination, reporting and business operations, the developer receives a management fee of 0.99% per annum on invested capital.

Investor exit bonus

Upon sale of the property above the contractual threshold (total project costs), the investor receives an exit bonus — a contractually pre-agreed reward for providing financing. It is calculated from the remaining return after deducting fixed interest and developer management fee, in tiers as outlined below.

Investor protection: The property cannot be sold below 95% of its appraised value without investor consent. The investor has a pre-emptive right to purchase residential units. Fixed interest accrues for the full duration of the project and is paid in full at exit — it can never be "forgiven".

Taxes on your behalf: We pay withholding tax on both interest and exit bonus directly to the tax authority for each investor. You receive a net amount — no tax return required for this income.
