Option A — Bond Investment
You invest in Swissinvest Development s.r.o. as a company — not in a specific project. We issue our own bonds with a fixed interest rate of 7, 8 or 9% p.a. depending on your chosen maturity. Your return is contractually guaranteed upfront and does not depend on the outcome of any individual project.
Simply: Sign bond terms → Transfer capital → Receive interest → Principal repaid at maturity.
Minimum investment is CZK 100,000. Three maturities to choose from:
  • 3 years — 7% p.a.
  • 5 years — 8% p.a.
  • 7 years — 9% p.a.
The longer the maturity, the higher the annual rate. Specific terms are always discussed individually — contact us.
On the maturity date (3, 5 or 7 years from signing) you receive your principal + all accumulated interest in full. The repayment date and return amount are contractually guaranteed from day one — independent of any specific project timeline.
Option B — Direct Project Participation
You invest in a specific residential project via a loan agreement. Your capital finances construction or renovation, and in return you receive a fixed interest rate + exit bonus from the proceeds of unit sales.
Simply: Sign agreement → Your capital finances the project → Upon completion and sale you receive principal + fixed interest + exit bonus — in the contractually defined order.
Minimum investment is CZK 500,000. Typical investments range from CZK 1–5 million. Maximum amount depends on the available capacity of the specific project — contact us for current availability.
After unit sales are complete — typically 12 to 36 months from signing. Payment follows the contractually defined order:
  • 1. Principal — your invested capital in full
  • 2. Fixed interest — for the full duration of your investment
  • 3. Exit bonus — your share of proceeds above costs
As an investor you are paid out first — before the founders receive their share.
Returns & Risk
The exit bonus is your share of profit from property sales above predefined costs and fixed interest. The higher the sale proceeds, the higher your bonus.
Average across completed projects: 10%+ p.a. total return (fixed interest + exit bonus). Past results do not guarantee future performance.
Fixed interest is contractually guaranteed and paid regardless of sale results — as long as the project does not make a loss. The exit bonus, however, depends on actual results.

If sale proceeds are lower than projected, the exit bonus may be reduced or not paid at all. Principal and fixed interest are priority payments — settled before founders receive any share.
Returns are subject to withholding tax (15% for individual non-entrepreneurs in the Czech Republic). We handle this automatically. All returns stated on our website are before tax. Consult your accountant for your specific tax situation.
Practical Questions
As an investor you enter as a creditor of a dedicated project SPV — a standalone company whose primary asset is the project property. The property value covers the invested capital. Key structural points:
  • Property as SPV's primary asset — the SPV holds no assets other than the project property
  • Contractual repayment priority — principal and return are paid to investors before any founder profit
  • Transparent reporting — regular updates on project progress
